Description

Villa with olive grove on a plot of 9.500m2 in the idyllic Bixquert valley, just 5km from the historic town of Xativa. With electricity, drinking water and own well.

Half of the plot is qualified as “urbano”, i.e. building land, the other half is is currently planted with olive trees, which is quite lucrative given the current price of olive oil. The land is relatively flat and elongated. There is the possibility of buying a neighbouring orange grove of approx. 1.300m2, which also qualifies as building land.

Built in the 70s, the house is in a habitable condition but could do with updating. It has two floors and is entered via a covered terrace (18m2) . The ground floor ( 62m2) offers a spacious living room with fireplace, kitchen 8m2, and a bathroom.

On the first floor there are 4 bedrooms ( 62m2) and a balcony (18m2).

As outbuildings, close to the house, we have the garage ( 20m2) , the BBQ and a complete bathroom. Further to the rear of the property there are older sheds (28m2) and a 4×3 metre pool.

The land has its own well, but the upper section would need to be repaired. In earlier years, water was pumped from a depth of 2 metres to irrigate the vegetable garden and supply the house with water. Today, the property is connected to the local water network and the olive trees manage without irrigation.

Although located in Bixquert, a residential area, this is not a typical Spanish holiday property, but more suitable for someone who wants to work with- and on the land.

Xativa, a pleasant small town of 25,000 inhabitants, is only 5 minutes away by car and offers an excellent infrastructure. It is 60 kilometres to Valencia and its airport and 40 kilometres to the beach.
