The property is located in the Bixquert Valley, just 5 km from Xátiva, with two tennis clubs with restaurants nearby. The villa, built in 1998, is a three-storey building: basement, ground floor with the large covered terrace, ground floor with the bedrooms.

In the basement of the house there are various facilities, including a garage with technical area for the oil central heating, a guest toilet, a laundry room and storage rooms, and a large room (50 m²) with wood stove and air conditioning. This room can be converted into a guest flat or a granny flat; it even has a separate entrance and is accessible without stairs.

The interior staircase leads up to the main floor, where there is a salon/dining area of 60 m². In winter it is cosy here with fireplace/wood stove and oil central heating throughout the house. In summer it is light and airy with many windows and doors opening onto the terrace. A fully equipped kitchen with a dining room (28 sqm) and a bathroom complete the ground floor.

Upstairs is a spacious landing that leads to three bedrooms, a dressing room with access to a terrace and a full bathroom.

The current owners have not built a swimming pool, but it would be allowed to legally build one.

If someone thinks this plot is too big for them: it can be divided, another villa can be built legally.

Xátiva, a city rich in history and culture and inhabited since Iberian times. In Roman times, it was known for textiles, the Moors introduced the first paper making factory in Europe. Later it was the hometown of the famous Borgia family and birthplace of its two Popes. Xátiva today has a population of 25.000 is notable for its well-preserved, historic castle and old town and its lively atmosphere and nightlife. It celebrates its rich heritage through a full calendar of local fiestas, preserving an authentic Spanish culture.

Xátiva enjoys excellent access to Valencia and Alicante via the A-7 motorway. The train Station in Xativa gives service to Valencia all day, (approx. 50-55 mins), as well as daily trains to Madrid, Barcelona and the rest of Spain.

Distance to the coast : 40km. To Valencia and its airport 55km, Alicante and airport 90km.
