Description

Splendid detached Villa, 5 bedrooms, pool and garage. This property is located in Genovés, a town near the city of Xativa, which is only 5 km away. A region very well communicated by train with Valencia, since there is a nearby station of the suburban line that connects with the capital. The incorporation to the A-7 is achieved in 5 minutes, and allows us to connect with the airports of Valencia and Alicante in 50 and 80 minutes, respectively.

The plot has a vast area of 10,141 m², and is completely fenced. Orientation: East to West, that is, towards the sunset, just where in the landscape in the distance, you can locate the castle of Xàtiva and its surroundings. The access to the main entrance gate is completely paved. Natural grass surrounds the house and there are a large number of different varieties of fruit trees. The barbecue is an area integrated into the house, that is, it is covered, but at the same time it opens onto the natural grass areas of the garden. Entry. From the main entrance gate to the house, there are two paths through which the house is accessed. The first takes us, saving a distance of 50 m, to the main door of the North façade. If we choose the second, it leads us, leaving to the right of the road, an orange orchard of the Valencia Late variety, to the west facade of the house, just by which you can directly access the garage and the interior of the house.

The house. The constructed area of the house is 2,842 m² and the covered area is 452 m². It is distributed in three heights, being the distribution of the 1st floor as follows: hall, 2 bedrooms, 2 bathrooms, living room with fireplace, kitchen, hall, distributor, storage room, barbecue. The three floors are connected by an internal staircase from the garage to the 2nd floor, in the latter is where there are 3 bedrooms, a family bathroom and a small lounge. The ground floor has a room converted into an office, a small lounge, a storage room and down some stairs: the garage, suitable for several vehicles and where, in addition, there is a useful room to store and organize all the equipment and tools.

In detail:
The main door, on the north façade, leads us to a large entrance hall that serves at the same time as distributor of the rooms of this floor: on the left, two very spacious outer rooms (16 m², with high ceilings and fitted wardrobes), a bathroom with shower and Norwegian wooden bathtub. On the right, you enter the living room (40 m²) very cozy and comfortable, with “exposed beams” ceilings, where the fireplace area, in the center of the room, harmonizes with the decor and the environment, becoming in the preferred place of relaxation of the house, in winter. The dining kitchen is huge (21 m²), it is fully furnished and equipped with a pantry, and through a rear service door it communicates with the marquee of the South façade.

Equipment: central heating, air conditioning, double glass windows (PVC-Climalit) with exterior shutters, interior finishes in hardwood, rustic stoneware floors, exterior walls covered with single-layer mortar, so that the adherence, tightness, impermeability, permeability and durability They are guaranteed.
